The team is very responsive, diligent, and always accommodating, I know how crazy busy they all are but the level of service has always been excellent. Friends ask me why I continue to invest with Simple Investor when there are so many opportunities out there? My answer is simple, in my 5 years (knock on wood) not once has the property management fees gone up, condo fees neither, for none of the simple properties I own. No random calls for extra $ due to maintenance, it's all included in the property management fee. This is huge for me. It provides consistent positive cash flow, not easy to get positive cash flow on investments in GTA. I have now started refinancing the properties, they are all appraising at great appreciation which allows me at a minimum to pull my initial investment (down payment). How has the pandemic impacted Simple Investor properties? The rent distributions continue to come like clockwork. SIREG Property Management team has been working very hard trying to get all the rent on a timely manner, it's a time where tenants have money, you need to get to them first so they don't spend it, that's the trick. I do think it's early, not sure how many of the tenants are dependent on CERB, and what will happen if it stops. Albeit, I have full confidence in the Simple Investor and SIREG teams, they will do the best they can to get the investors through this challenging time. With their aggressive and timely rent collection I don't think we should see an issue.Most importantly I love the hands free style of managing property, I worry about mortgage renewals (every 5 years) and he worries about the rest (day to day). As you can see I'm a big fan, I never write reviews, but after 5 years of consistency and quality care at such a challenging time, I felt it was a must to write a few words of positive reinforcement, sorry it ended up being more than a few words.
